Yutori is a Japanese word for having room to spare in life.

Room to notice where you are. And to decide for yourself how your time is spent.

Our house in the Carpathians began with that idea: a place for rest, for the landscape, for time alone or with the people you care about, and for the rare feeling of having nowhere else you need to be.

A house designed around how you want to spend your time.

Yutori stands on a hill in Nyzhnii Bereziv, among Carpathian forests, with an open view of the mountain ridges. There are no close neighbours, and nature becomes part of everyday life, from morning coffee on the terrace to evenings by the fireplace.

The architecture and interiors bring together natural wood, warm terracotta tones, linen and ceramics by local makers. Every detail is considered so the space is not only beautiful but easy to live in, for a few days or for longer.

The Carpathian panorama opens from the doorway: large windows fill the house with daylight, and the terrace carries the living space out towards the mountains.

A terrace you may end up using more than the living room.

Morning coffee, a book, a long conversation, or nowhere else to be. The covered terrace runs along the house and faces the mountains, with a dining table and loungers, and a fire pit and barbecue area a little below.

Some evenings naturally end around the fireplace.

The Yutori living room is an open space over two levels, where the architecture connects the interior with the Carpathian landscape. A terracotta wall, a deep green sofa, natural wood and the fireplace give the room its character.

Large glass doors lead straight onto the terrace, so during the day you move easily between the house and the outdoors. In the evening, light the fire, settle on the sofa and spend the time in conversation or with a favourite book.

The sofa also opens into two extra sleeping places, and firewood for the fireplace is already in the house.

A kitchen for actually cooking, not just reheating breakfast.

Fully equipped, from the hob to the ceramics on the open shelves, with a dining table by the window. Enough to stay for a week and keep your own rhythm.

A private space to rest.

On the ground floor is a separate bedroom with warm terracotta walls, the soft light of woven lamps and a window looking onto the trees. The intimate interior feels secluded, and a door that closes keeps a space of your own, even when you stay at Yutori with friends or family.

The upper floor: sleeping, rest and a place to work.

The upper floor of Yutori is a spacious open level with a timber ceiling, a full-size double bed and comfortable areas for different things to do.

The sleeping area is partly set apart by decorative timber slats, keeping the sense of space and natural light. There is also a workspace here, especially handy for guests planning a longer stay or combining travel with remote work.

A separate open area suits morning yoga, stretching, reading or simply resting. With its open plan, the upper floor stays part of the house as a whole while offering several different ways to spend your time.

The bathroom: natural materials and considered details.

The Yutori bathroom brings together the warm grain of walnut, a minimal design and natural tones. A spacious shower with a rain head, a timber counter and open shelves make a calm, coherent interior.

We have taken care of the practical details too: fresh towels and bed linen are ready for every guest, so you can arrive and feel at home straight away.

The house sits on a hill above the village, among forest and meadows, with no other houses nearby. Kosiv, known for its painted ceramics, and Kolomyia are both close.

Getting here

The final approach climbs into the hills. AWD/4×4 is recommended. Transfer to the house can be arranged on request.
